1. Trees falling or fracturing & hitting structures or people - i.e. tree safety
2. Trees physically lifting or distorting structures
3. Subsidence or heave
There are different levels of hoebuyers reports, usually when no damage has occurred then a general assessment is suffcient. This is the lowest cost version and will provide information that will almost certainly save the owner a significant aount of money and hassle.
It is a pain for homebuyers having to pay for a tree report, but the fact is that the report will pay for itself and go with the property as proof of dutiful care and thereby reduce future liabilities and demonstrate to future buyers or any other party that might be interested that the owner took good care. Insurance companies in particular expect this and the lack of a tree assessment report when there is a tree issue can prejudice any future claim.
